At Argonne, the new fab has: (1) a base-case DCF value of $210M assuming planned output; (2) an expansion option to double capacity by year 4 for an additional $380M capex if Asia demand exceeds a threshold. Standard DCF ignores the expansion optionality entirely.

Model the expansion as a call option: underlying is the PV of expanded cash flows S (lognormal, volatility 35%), strike is the expansion capex K = $380M, time to expiration T = 4 years, risk-free rate 4%. With S = $340M today, Black-Scholes gives call value around $95M. Total project value = DCF + option = $210M + $95M = $305M.

Why this matters: in uncertain industries (semiconductors, biotech, commodities, real estate), flexibility is a substantial portion of enterprise value. DCF systematically understates value when optionality is high.

For AcadiFi CFA candidates: volatility is the hardest input. Use implied vol from comparable traded companies or simulation of the underlying cash flow process. Also remember exercising a real option is rarely costless — think of customer disruption, labor effects, and sunk engineering. Adjust strike to reflect true exercise cost, not just capex.
